Project involved demolition of brick community hall & nine single bedroom residences constructed and utilized by the Masonic Club of Kingston on 10,500m2 land, zoned medium density residential.
Construction of 21 stand alone, single & two story & 6 semi-detached two story brick veneer residential townhouses. Design principals similarly used in Europe to maximize floor area on the upper floors by incorporating rooms in the pitched roof cavities. All townhouses with three bedrooms & two/three bathrooms.
Concrete ground floor slabs with timber framework & metal roofs. Rendered brickwork cladding & double glazed windows.

Steep gradient of land so properties are split over four levels with lower three floor areas constructed on suspended concrete slab & the upper floor constructed of timber. Wall framing typically timber with structural steel used for areas requiring additional strength to support suspended floor slabs or large window expanses. Extensive civil & ground works completed to the entire site prior to commencing construction of the townhouses.
